ReplyOnce you separate the facts from all the posturing by the developer, it becomes clear the development is simply too large for the area. I do not oppose senior living but my objection is based on the enormous size of the development.
In the meetings that I have attended, Mr. Moceri only reason given for the tremendous size is so he can make a profit. Yet he will never commit to whether the units will be purchased or rentals (which will most likely be the case) or whether he intends to sell the development. Nor has he presented any financial facts that speak to the profit margin so are we just to trust his word. In my own personal opinion, I simply do not trust Mr. Moceri.

ReplyI don't find the developer's stance of selective enforcement to be valid. If the previous board members did not follow the required steps and violated the law, the approval is not valid period. I would think the developer would want to make sure the approval was done legally with no steps missed so it could not be challenged as opposed to trying to get a free pass based on previous mistakes.
Thank you to the citizens that retained Mr. Need to insure that this development doesn't violate the law and the right of the citizens to be heard.

ReplyAs a side note, I would like to thank Comcast for covering the meeting pro-bono so all the citizens of Oakland Township can be informed regarding this matter if they can't physically attend the meetings. This is obviously something the former BOT members did not consider important and I thank the current members for their transparency.
My overall feeling is that multiple mistakes were made previously in the approval of Blossom Ridge by the former supervisor and previous members of the BOT. If the project was approved but violated the law, the approval simply has no standing and the process must start from square one this time following the law.

ReplyI am pleased to see that the members of the new Board of Trustees are being thoughtful and diligent about this process seeking a third opinion instead of just trusting what the developer has to say or has done as being correct.

ReplyPlease make sure you vote this Tuesday and let it be known that Mr. Gonser is the choice of the citizens of Oakland Township. I lost all respect for Ms. Folger when she took a campaign donation from the Moceri camp while the issue of Blossom Ridge is active and ongoing.

I wanted to respond to your last entry. I find it interesting that you state "Only the senior residences at the low end the quality spectrum would rent their units..." when the developer himself would not even commit if the units would be rented or purchased. Are you saying you have more insight into the project than the developer himself?
Also you close by saying "Would you deny me this choice?". My question back to you is why would you deny the citizens the chance to vote on something that impacts them directly.

If I may I wanted to ask you a question directly and please be advised it is truly just about gathering knowledge of how the process works. Since you are a member of the Planning Commission and the Zoning Board of Appeals are you required to disclose for the record in your own voice the contributions you received from the developer for your campaign. I am aware this is not illegal but is there no policy on record that addresses what I consider an ethical issue. Thank you for your time.

ReplyI feel the need to address Ms. Buser' comment since I feel it is inaccurate and does not portray the intent of the petition drive. Seniors are certainly welcome in the township and many live here in their own homes that suit their needs well. What is not welcome is a development that will eclipse the surrounding subdivisions, be three stories high and 450 feet long.
Also what is causing a great concern and is not welcome is a developer who refuses to state if the units will be purchased or rented and whether the development will be sold off in the future like has been done to lots in the subdivisions he developed.

I was not present at the meeting in May of 2011 so if Mr. Moceri states the financials where submitted at that time and the township personnel can verify this, I obviously accept this as fact and apologize for my error since my statement comes from the multiple meetings I attended.
Again, I do not object to senior housing simply the size of the development in the proposed location.
